The Off-Market Vault

Homes that never reach the portals: pre-MLS preparation, quiet estate sales, pocket inventory from agents who trust us with it. Every file carries the Inspector's Eye read before it's shown. Access is free and verified — because the sellers asked for quiet, not because we like velvet ropes.

Provenance

Where Vault inventory actually comes from

MOST FILES

Pre-MLS preparation

Homes we are prepping for market — inspection done, pricing set, photos scheduled. Vault members see them two to six weeks before the portals do.

NO-SIGN

Quiet sellers

Divorce, estate, job move, a neighbor they'd rather not inform: some sellers want a sale, not a spectacle. No sign, no open house, no portal history.

NETWORK

Agent pocket inventory

Other agents bring us listings that need a specific buyer. They trust the gate because we keep it: verified buyers, no re-sharing, their name stays on the deal.

LEDGER

Walk-away revivals

Deals from our own Ledger that died on an inspection finding, now repaired and re-priced. We killed the deal once — nobody knows the file better.

Access

How the gate works

  • 01

You verify, once. A short call confirms you're a real buyer with a real timeline — no proof-of-funds theater at this step.

  • 02

Files unlock for your band. You see full addresses, the Inspector's Eye read, and the seller's terms for the markets and price range you're actually in.

  • 03

Quiet stays quiet. Vault inventory exists because sellers and their agents trust us. Share a file outside the gate and access ends. Fair is fair.

For agents

Have a listing that needs quiet? Route it here.

The Vault works because agents trust it. Bring us a pocket listing and it is shown only to verified buyers in its band, with your name on the deal and your commission intact. We add the Inspector's Eye read at no cost — your seller gets a stronger file, you get a buyer pool that has already been screened.

  • Your listing, your commission, your client relationship. Always.
  • Clear-cooperation compliant handling, documented consent on every file.
  • No public exposure, no portal footprint, no history if the seller changes course.

Agent line

One call, no forms. Tell us the situation — we'll tell you honestly whether the Vault is the right route or whether your seller is better served going wide on the MLS.

Questions

Asked before, answered straight

What does access cost?+

Nothing. The gate is verification, not payment. Quiet sellers want qualified eyes only; the short call is how we keep that promise to them.

Why can I only see my price band?+

Two reasons. Sellers share more when exposure is narrow — a $500k buyer browsing a $1.5M file helps no one. And it keeps the Vault a working tool, not entertainment. Your band unlocks fully; the rest stays sealed.

Are these listings exclusive to Insider?+

Mixed. Some are our own pre-MLS files; some are pocket listings other agents route through the Vault. Every file names its situation honestly — including when a seller is also quietly testing elsewhere.

Is this legal? What about MLS rules?+

Yes — with care. Office-exclusive and coming-soon handling follows CRMLS clear-cooperation rules, and every file is shared with the seller's written consent. The compliance line is exactly why the Vault is gated instead of published.

What if nothing fits my band right now?+

You set a standing brief — band, markets, must-haves — and new files matching it reach you before they reach the general membership. Median wait in the active bands has been two to five weeks.

Before you bid on anything

Every Vault file gets the read. Your outside finds can too.
